The Aurora Highlands Announces First Phase Of Development

Nov 8, 2018

Richmond American Homes and Century Communities slated to deliver new housing inventory to Denver market

Aurora, CO — Nov. 8, 2018 —The Aurora Highlands is starting construction on the first phase of residential development in its 3,000-acre, mixed-use master-planned community. Upon completion, The Aurora Highlands is slated to grow to 5,000 acres and be home to more than 60,000 residents.

Richmond American Homes and Century Communities are currently in the planning stages of designing new products that will satisfy the much-needed residential demand and support the economic growth in this important corridor of commercial, retail and industrial development, accelerating new opportunity in the region.

The Aurora Highlands is slated to be one of the Denver metro region’s largest master-planned communities. Planned for the first phase of residential development are nearly 12,500 residential units that will attract more than 32,000 residents to the area. Tailoring options for a spectrum of buyers, the community will offer attached homes starting at about $200,000, and single-family detached homes will range from just under $300,000 to over $1 million.

Aurora Highlands LLC is developing the community. The company brings a team with a history of successful development. Its breadth of experience ranges from capital investments to horizontal development, vertical construction and whole mixed-use, master-planned communities, including Shadow Creek Ranch near Houston, Texas. The principal directors have a combined success of delivering 100,000 homes throughout the Southwestern United States, as well as 3 million square feet of commercial space.

“The commitment from national homebuilders demonstrates that Colorado is a highly desirable place to live; there is a tremendous amount of unsatisfied demand for new homes at every price point in Aurora,” said Carlo Ferreira, developer of The Aurora Highlands. “Appealing to the millennial population is critical. From their skilled contribution to the labor force to their influence on commercial growth, this generation will have a positive impact on the economic forecast for decades to come.”

In addition to residential homes, over 7 million square feet of commercial space is currently dedicated to retail, medical campuses, industrial employment centers and a corporate campus.

Recognizing the importance of providing for the educational needs of the community, the developer is planning for the financing of the school facilities and infrastructure to anticipate and meet the student demand and parent expectations in this amenity-filled community.

Plans also include providing other civic facilities and services as well as an abundance of open space and recreation.

Setting the Tone for Future Growth

Taking its cue from the plains, and with 360-degree views of the Rocky Mountains, downtown Denver’s skyline, Denver International Airport’s peaks and the rolling grass prairies, The Aurora Highlands will feature every category of housing from affordable attached to multifamily groupings and single-family residences.

Multiple neighborhoods, designed as a series of eight residential villages, will feature distinct characteristics that support the overall atmosphere of the community and appeal to a variety of residents. A nod to the Colorado outdoor lifestyle, the community boasts 20 miles of trails, 12 neighborhood parks and 20 pocket parks. At nearly 100 acres, Highlands Creek Park will feature public art installations, performance plazas, climbing walls, a zip line, embankment slides, nature play and linear challenge courses as well as a kinetic sculpture garden and pollinator gardens. A recreation center with an indoor pool and water park, lap pool, climbing wall, basketball court and other features is another planned amenity the developer is designing for the community.

Offering a city-within-a-city feel that provides crucial support services to the rapidly growing community, the bustling downtown “Main Street” area will feature retail, restaurant and office space, providing the urban neighborhood lifestyle that the new generation of homebuyers demand in the suburban setting they desire. And with city and county service substations and easy connections to DIA, light rail, E-470 and I-70, The Aurora Highlands will deliver residents the convenient connectivity to work and play that defines the Colorado lifestyle.

Setting the tone for the future growth of Aurora, The Aurora Highlands lies in the heart of the 21,000-acre Aerotropolis region that will bring significant economic benefit to the City of Aurora.

Tailoring Technology to Support Real Estate Agents and Their Buyers

According to a recent SmartAssetstudy ranking the nation’s healthiest housing markets, Aurora topped the list of Colorado cities for ease of sale, risk and stability. It ranked Aurora one of the top 10 healthiest housing markets in the United States.

Homes are selling at a record pace, and with the shortage of new-build communities, buyers and real estate agents are demanding timely and accurate information about available new homes before it is too late. The Aurora Highlands app is available to real estate agents to simplify the experience for agents and buyers interested in homes at The Aurora Highlands.

The app will refresh in real time to show which home sites and inventory homes will be available, what design concepts will be offered and what life in The Aurora Highlands will look like for residents. While maintaining the traditional buyer/agency relationship, real estate agents who register clients through the app will also receive a full co-op commission.

“We are always on the lookout for ways we can better the residential sales experience for the homebuilder, homebuyer and real estate agent. This app will provide a ground-floor opportunity for real estate agents in a ground-up master-planned community,” said Ferreira. “The Aurora Highlands app will be a convenient way for real estate agents in the region to receive instant updates so that they can immediately act upon available residential inventory and new offerings in this very in-demand community.”

The Aurora Highlands will be bordered by E-470 on the west, Powhatan Road on the east, 56th Avenue on the north and 26th Avenue on the south.
